SkyRidge is a roughly 670-acre golf and equestrian community on the Jordanelle side of Park City, directly across from Deer Valley East Village. Most properties are homesites where owners build a custom home, with a smaller number of finished homes. Over the last 12 months, lots have sold at a median of about $1.5M and finished homes at a median of about $5.7M.
Our team, Mike McGurl, Stacy Wintzer and Miriam Noel, works with buyers and sellers at SkyRidge. This guide covers what we tell buyers before they walk a lot: pricing, rules, costs and the details that are easy to miss.

SkyRidge sits on the western edge of the Jordanelle Reservoir, about 3 miles from the entrance to Deer Valley East Village. Owners can book a private shuttle that picks them up at home and drops them at the Jordanelle Gondola or East Village, so there is no parking to fight on powder days.
Jordanelle State Park, with boating and paddleboarding, is next door. Historic Main Street in Park City and Kimball Junction are a short drive, and Salt Lake City International Airport is under an hour's drive.
Most amenities, other than the owners' clubhouse and the ski shuttle, are open to the public. Unlike several Park City club communities, SkyRidge has no private club membership fee on top of HOA dues.

Sample sizes are small, and recent years include more large view lots and bigger homes, so read the medians as direction rather than exact values. These figures only include sales that went through the MLS. A fair number of SkyRidge lots and homes trade off-market, so the full picture is larger.
